You’ve undoubtedly heard the adage “location, location, location.” What that essentially means is that you’re not just buying the property you’re looking at; you’re also buying into the whole neighborhood. When you’re preparing to buy a house, the earlier you can get started, the better. Working on your finances in the months prior to buying a house will improve your budget and your mortgage options. Depending on the state of your local market, you should expect to start receiving offers within the first month of listing. According to Zillow Research, the average U.S. home was on the market for days in 2020, measured from the day a home is listed to the day the sale is finalized. On average, homes in 2020 went under contract just 25 days after listing, down from 30 days in 2019.

Should You Consider an Adjustable-Rate Mortgage?

This guideline suggests total housing costs shouldn't exceed 28% of your gross monthly income. All your debt combined shouldn't exceed 36% of gross monthly income. Remember that lenders love good credit scores, because they are an assurance of your financial worth. If you walk into a meeting with a lender with a low score, don’t be surprised if you can’t get the loan you’d like. Experts recommend getting multiple mortgage quotes before you buy a home. This should help you find the lowest rate and save money month to month.

Then, increase your monthly payments to get these all paid off, and your credit score can climb. As a buyer, just keep in mind that mortgage pre-approval is different from mortgage pre-qualification. Pre-qualify, and you’re undergoing a much simpler process that can give you a ballpark figure of what you can afford to borrow, but with no promise from the lender. Getting pre-approved is more of a pain since you’ll have to provide tons of paperwork, but it’s worth the trouble since it guarantees you’re creditworthy and can truly buy a home. Do not pass “Go,” and do not start looking at real estate until you have checked your credit score. This is the number that mortgage lenders will look at to determine whether you are creditworthy, and will dictate the rate you will be charged by the bank.

Who Will Guide You Through the Homebuying Process?

Referrals are often a good place to start; check with family and friends. Here’s more on how to find a real estate agent in your area. "Hör' mal, wer da hämmert" Tanks for the Memories TV Episode 1996 Goofs

This episode is out of sequence, everyone's hair is different in this episode, making me think that it was filmed earlier and not shown until later in the season. The boys had different haircuts in the previous episode. Randy had just gotten a haircut, and in this episode, the kids are younger and have their longer hair right back. As part of a "Tool Time" salute to the armed forces, Tim drives a tank and doesn't do it very well.

In reality, a .50 cal round would go through a Humvee. The 88 next to the Humvee would have significant damage to it too. Only reason for live rounds would be gunnery ranges or live fire exercises. There'd be investigations on lots of stuff just in this scene in real life.

Season 5 Episodes

I remember the night this episode aired, it was when Home Improvement first became syndicated. I have to say, Tanks for the Memories was pretty good. The jokes were funny, the story was good, the Tool Time board game was awesome, and we will be seeing it again at the end of Season 5.

So they drop Brad, Randy and Mark off at Al's and head out west. Al has a big, fun, carefree weekend all planned out for he and the boys. When Tim climbs into the gunner's hatch, the .50 cal has a BFA on the barrel indicating there are blank rounds in the feed tray. Then when it starts to run away fire, supposed real rounds bounce off of the Humvee.

Tim and Jill are invited to a Marine base and given the opportunity to drive tanks. Meanwhile, the boys stay with Al and play the Tool Time board game he invented. Tim and Al are doing a salute to the military, as you may recall Al was in the navy. He was stationed in Nevada, but he still looks upon his service with honor and respect.

This wouldn't be Tim's last run-in with military machinery, because at the start of Season 6, he and Al go aboard a navy carrier.
